Ed Eakin

As a senior global luxury real estate advisor with 17 years of experience, I specialize in connecting clients with exceptional properties both locally and internationally. I lead The Eakin Group, proudly part of COMPASS Real Estate since 2024. Based in Irving, Texas, our team offers high-level service across the state—including Dallas, Houston, Austin, and East Texas—as well as throughout Latin America and the Caribbean.

My real estate journey began in Playa del Carmen in 2007 and has since evolved into a global career centered on helping clients invest wisely and live beautifully. Prior to real estate, I spent 25 years in Dallas luxury homebuilding, gaining deep expertise in construction quality, design, and value—insights I continue to use to guide my clients.

I’m honored to serve the real estate industry through leadership roles including:

• Director, National Association of REALTORS®

• Regional Vice President, Texas REALTORS®

• Global Ambassador to Belize, Barbados, and Trinidad & Tobago for the National Association of REALTORS®

I’m also an active member of AMPI (Asociación Mexicana de Profesionales Inmobiliarios), Mexico’s leading real estate association, which strengthens our cross-border capabilities and professional network.

As a member of REALM—a collective representing the top 1% of real estate professionals worldwide—I bring a global perspective and elite-level service to every client. I also hold 12 designations and certifications focused on luxury, negotiation, international, and resort properties.

Over the years, I’ve helped clients purchase second homes and investment properties in countries like Mexico, Belize, Costa Rica, Panama, and Honduras. I've built lasting relationships with top-tier developers such as Auberge, St. Regis, Four Seasons, SIMCA, Pristine Bay, Quivira, and Danzante Bay.

A proud Dallas resident since 1987, I remain active in associations including MetroTex, HAR, ABOR, and NAHREP. Whether you're relocating locally or investing abroad, my goal is to make your real estate experience seamless, informed, and rewarding.

Outside of real estate, I’m a proud father of three, an avid golfer, and a devoted pickleball enthusiast, hitting the golf course / court several times a week. I also volunteer with the Texas German Shorthair Pointer Rescue, fostering dogs and helping them find their forever homes.

Let’s connect—I’d love to help you find your place in the world.

Frequently Asked Questions

Your Questions Answered

Why should I work with a real estate agent instead of buying or selling on my own?

As a licensed real estate agent, I guide you through every step of the process, from pricing and negotiations to contracts and closing. I help buyers find the right home faster and ensure sellers get top dollar through strategic marketing and expert negotiation.

Is now a good time to buy or sell a home?

The market changes frequently, but I stay on top of trends and can provide expert guidance based on your goals. Whether you’re looking to invest, upgrade, or downsize, I can help you make the best decision.

How do I start the home-buying process?

You start here! I am partnered with great vendors I trust to take care of my clients, including lenders. Those I partner with are competitive in rates and fees, while not compromising on communication, quality and care.

How long does it take to buy a home?

Every situation is different, but from finding a home to closing, it generally takes 30-90 days. I help streamline the process by handling the paperwork, scheduling inspections, and keeping everything on track.

Do I really need a home inspection?

Yes! Whether you’re buying or selling, a home inspection helps identify potential issues before they become bigger problems. I can recommend trusted inspectors and help you navigate the results.

Can I buy a home with less-than-perfect credit?

Yes! There are loan programs for buyers with lower credit scores, and I can connect you with lenders who specialize in working with first-time or credit-challenged buyers.

What should I do to prepare my home for sale?

I provide a personalized home-selling strategy, including home staging advice, professional photography, and pricing analysis. Small updates like decluttering and minor repairs can make a big difference.

How do I know how much my home is worth?

I offer a free, no-obligation home valuation using market data, comparable sales, and my expertise in the local market. Contact me for a personalized estimate!

What are closing costs, and who pays them?

Closing costs include lender fees, title fees, and taxes. Buyers and sellers both have costs, but I help negotiate these fees to save you money wherever possible.
